Bellehaven Properties LLC is awaiting approval from the City of Belleview to rezone 223.37 acres for the development of a subdivision.
Bellehaven, the owner and applicant, is hoping the Belleview Planning and Zoning Board will make a recommendation for approval of the rezoning during its regular meeting on Tuesday, January 11.
The subject properties are located on the east side of SE 58th Avenue in Belleview, and the properties border the Belleview Sports Complex, Gulf Park subdivision, and Diamond Ridge subdivision.
According to city records, the subject properties are currently zoned PD (Planned Development with Conditions), and Bellehaven is seeking a zoning change to PD (Planned Development). This rezoning request is intended to remove conditions that were placed on the properties during the Comprehensive Plan Amendment in 2006.
The subject properties are owned by Bellehaven and most of those properties are vacant. One of the parcels currently has a residence on it that would be demolished as part of the development. The current land use for this site is Low Density Residential.
Bellehaven is planning to develop these properties as the Bellehaven subdivision with single-family residences, townhomes, and a commercial area along SE 58th Avenue.
The developer would be required to request any deviations from the Land Development Code within the Development Agreement.
The proposed subdivision is surrounded by commercial and residential properties. City staff is recommending approval and has highlighted the ease of access to SE 58th Avenue and SE 67th Avenue.
Whether the Planning and Zoning Board recommends approval or denial of the rezoning request, a first reading of the board’s recommendation will be presented to Belleview City Commission at its regular meeting on Tuesday, February 1 followed by a final reading during its meeting on Tuesday, March 1.
