Daniels Lots, LLC is seeking approval from Marion County officials to rezone a 4-acre property for a multi-family development in southeast Ocala.
The request will first be presented to the Marion County Planning and Zoning Commission during its next regular meeting on Monday, January 24.
The 4.58-acre site is located at 7521 Bahia Road in Ocala.
The owner, Daniels Lots, is seeking a rezoning of the property from B-2 (Community Business) to R-3 (Multiple Family Dwelling).
The maximum development capacity on this parcel is 36 units. County staff is recommending denial of this rezoning request since they feel that a multi-family development is not consistent with the surrounding land uses.
The subject property is adjacent to a Planned Unit Development (PUD), and county staff has indicated that a PUD proposal for this property would be more suitable.
Access to the property would be from Bahia Road, and residential use of the property would likely result in a lower traffic impact than the current commercial use, according to county staff.
The Planning and Zoning Commission will make a recommendation on whether or not to approve this request during its upcoming meeting on Monday.
The commission’s recommendation is not final, as that decision is left to the Marion County Board of County Commissioners. That board will determine whether to accept or deny the planning and zoning commission’s recommendation during its regular meeting on Thursday, February 17.
