City of Ocala seeking proposals from developers for multiple development sites

The City of Ocala is soliciting proposals from experienced developers to create sustainable mixed-use or specific-use development of targeted publicly owned sites.

The request for proposals is currently posted through the City of Ocala’s Procurement and Contracting Office and runs through Wednesday, November 30 at 2 p.m.

Each site proposal should outline the conceptual design and intended use details of the proposed development. Proposers should provide estimated square footage amounts that will be developed and, when applicable, clarify how the proposed development is in sync with existing and surrounding development, according to the scope of work outlined in the request.

The City of Ocala is looking for development projects that do not rely on city incentives to make the project feasible. Any suggested and required incentives must be identified and quantified for each site submitted by the proposer, and the rationale for each incentive must be explained sufficiently to justify its need.

According to the city, proposals must be clear, succinct, and not exceed 20 pages, excluding conceptual site plans, attachment materials, and the proposal cover letter. All submittals must be complete and contain all the required content.

The developer must have extensive experience in developing economic projects, including completion of the market and pro forma analysis, project financing, design, construction, and marketing of the projects.

The City will consider proposals promptly once received. Developers will be notified if their proposal is accepted or rejected within 30 days of submission.

Agreements that are successfully negotiated will go before the Ocala City Council for approval once negotiation is completed.
