Renaissance Apartments granted rezoning request for 64-unit complex in Ocala

Renaissance Apartments gained rezoning approval from the Marion County Board of County Commissioners on Tuesday for the construction of a 64-unit apartment complex in Ocala.

The apartment complex will be built on a 4.22-acre site located on the west side of SW 16th Avenue (Highway 475A) and approximately 0.12 miles north of SW Highway 484.

The land will be rezoned from B-2 (Community Business) to PUD (Planned Unit Development) in order to construct the apartment complex.

Renaissance Apartments will consist of four two-story buildings with 16 units each, for a maximum total of 64 units. The architecture will be similar to the two images below, though the apartment buildings will only have two stories.

The amenities for Renaissance Apartments will include a 4,000 square-foot office/clubhouse, a swimming pool, and a passive park area with benches, picnic tables, and play areas for children. The park and amenities will be used as recreational areas for residents of the community and will not be open to the public.

A full-fledged traffic study was not required since the apartment complex is expected to generate less than 50 peak hour trips, which is “significantly less traffic” compared to a majority of the uses that are permitted under the previous B-2 zoning, according to county staff.

While traffic from the apartment complex will impact SW 16th Avenue at the intersection of County Road 484, county staff stated that a dedicated southbound right turn lane and a second eastbound left turn lane will be added at the intersection.

There are three schools that will serve residents of the apartment complex: Belleview-Santos Elementary School (9600 S U.S. Highway 441), Belleview Middle School (10150 SE 36th Avenue), and Belleview High School (10150 SE 36th Avenue). According to county staff, Belleview-Santos Elementary’s capacity is currently over 80% and the other two schools are both over capacity.

The Marion County Board of County Commissioners meets on the first and third Tuesday of each month at the McPherson Governmental Campus Auditorium (601 SE 25th Avenue).
