Corta Commons will feature a Sprouts Farmers Market, Chipotle, and Tropical Smoothie Café

A developer recently received approval from county officials to rezone an 8.76-acre property in southwest Ocala for the purposes of building 30 new townhomes and a commercial development that will feature a Chipotle, a Tropical Smoothie Café, and a Sprouts Farmers Market.

The rezoning request, which was presented by CORTA Ocala, LLC on behalf of landowners A. Saldarriaga Trust and Whitehall of Ocala, LLC, received approval from the Marion County Board of County Commissioners on May 21.

Although they approved the rezoning request during the meeting, county commissioners implemented a series of access, infrastructure, and design conditions on the development that will have to be included in the final master plan before the project moves forward.

The property is located on the east, northbound side of SW State Road 200, between SW 103rd Street Road and SW 100th Street. The site will feature five commercial parcels across approximately 7.1 acres, and a 30-unit, multi-family development on 1.625 acres.

Although the site could house 70 units, plans call for 30 units and a three-story, multi-family building.

County records show that there could be a change in the architectural design of the multifamily building, as plans have not been finalized yet.

In addition to the units, a park would accompany the multifamily section of the development.

The shopping plaza, Corta Commons, will be occupied by a Sprouts Farmers Market, a Chipotle, a Mattress Firm, and a Tropical Smoothie Café.

The Sprouts location will mark the first for the grocer in Ocala, while the new Chipotle will be the restaurant franchise’s third location in the area. Chipotle opened its second location on East Silver Springs Boulevard in March 2023.

The Tropical Smoothie Café is the second in Ocala, joining one other that opened at 2505 SW College Rd Suite 101 in December 2022.

The Marion County Board of County Commissioners meets on the first and third Tuesday of each month at 9 a.m. at the McPherson Governmental Campus auditorium (601 SE 25th Ave).
