Two Ocala hotels were sold this week in separate transactions that totaled just under $22.5 million, just weeks after another local hotel sold for nearly $10 million.
According to deeds filed with the Marion County Clerk of Court, the Courtyard hotel located at 3712 SW 38th Avenue and the Residence Inn located at 3610 SW 38th Avenue were sold on Tuesday, September 10.
The hotels were sold by companies registered to American Hotel Income Properties (AHIP), a Canadian company that manages hotels across the United States. AHIP also owns the Fairfield Inn & Suites located just down the road at 4101 SW 38th Avenue.
The two hotels were purchased by companies that tie back to Ankur Patel and Anthony Dubbaneh, who both have addresses in Punta Gorda.
While the Residence Inn fetched $9,981,000 in the sale, the Courtyard sold for $12,517,000.
According to Marion County property records, the Residence Inn was built on the 2.33-acre site in 2007 and has 87 rooms in total, including 64 studios, 12 “fireplace rooms,” 6 two-bedroom suites, and 5 one-bedroom suites. The facility also has a breakfast room and fitness room.
The Courtyard was built on a 3.71-acre site in 1988 and features substantially more rooms than the other hotel with 169 in total.
According to property records, the hotel originally had 178 rooms before three rooms were turned into a meeting room, one was turned into an exercise room, and two more were turned into additional meeting room space.
Residence Inn and Courtyard are brands owned by Marriott International, with the former offering extended-stay services and the latter catering more towards business travelers.
The hotels are located a short distance from each other, and less than a mile from a La Quinta hotel that also was sold recently.
