A developer who initially presented plans to build a 304-unit, multi-family development near the Ocala/Belleview border that would have also featured a few dozen single-family homes, has revised plans in hopes of gaining approval to build approximately 211 single-family, detached residences instead.

Red Jacket Development Group, LLC will seek approval from the Marion County Board of County Commissioners on Tuesday to rezone 52.15 acres located along SE 92nd Loop, just east of SE 58th Avenue.

The development group is making the request on behalf of Dimino Holdings Associates, LLC, which is the trustee for land owner BaseDev Land Trust.

The property consists of two, 25+ acre parcels on the northern and southern sides of the roadway. It currently has no address.

County records show that the parcels are technically within Ocala, next to the city’s border with Belleview.

According to the county, the property is within the Silver Springs Primary Protection Overlay Zone (SSPPOZ), the Urban Growth Boundary (UGB), and the City of Belleview’s Utility Service Area.

The developer initially requested approval to build 304 multi-family dwelling units on the north parcel and 58 single-family homes on the south parcel for a proposed total of 362 dwelling units.

In May, commissioners continued consideration of the request to allow the developer to revise plans and remove the multi-family housing portion.

In the months since, plans were revised to a 211-home, single-family development. The homes will be detached and the community will have a gross average density of 4.05 DU/AC. The new plan proposes 111 units in the northern half of the community and 100 others in the southern half.

The Marion County Planning and Zoning Commission previously recommended approval of the prior PUD that featured the multi-family development. As a board-continued request, the revised PUD has not been presented to the PZC.

According to county records, staff recommends approval of the plan with conditions.

State corporate records show that Red Jacket Development Group, LLC is owned by Clay Frankel of Orlando.

The Marion County Board of County Commissioners regularly meets on the first and third Tuesday of every month at 9 a.m.
