L&V Sutton Investments is awaiting approval from the City of Ocala to rezone 2.91 acres for a new 52-unit housing development in southeast Ocala.
Applicant BAB Quality Homes, on behalf of property owner L&V Sutton Investments, is hoping the Ocala Planning and Zoning Commission will make a recommendation for approval of the rezoning during its regular meeting on Monday, December 13.
The property is located at the southeast corner of SE 30th Avenue and SE 18th Street. The company has indicated an intention to build a 52-unit multi-family housing development.
According to city records, the subject property is currently zoned O-1 (Office District), and the applicant is seeking a zoning change to R-3 (Multi-Family Residential). The future land use for this property is classified as Low Intensity.
An architectural review would be required for the site and the Low Intensity classification would allow for the construction of up to 18 multi-family units per acre.
The city staff has highlighted the property’s ease of access to Maricamp Road, and they also indicated that the area surrounding the property currently has a lack of multi-family housing options for local residents.
A traffic study will be conducted if it is determined that the proposed development would create more than 100 new peak hour trips.
Three schools are close to the property location: Maplewood Elementary School, Osceola Middle School, and Forest High School. According to city staff, two of these schools are currently experiencing issues with student overcrowding.
Whether they recommend approval or denial of the rezoning, a first reading of the Planning and Zoning Commission’s recommendation will be presented to Ocala City Council at its regular meeting on Tuesday, January 4, 2022, followed by a second reading and public hearing during its meeting on Tuesday, January 18, 2022.
The Ocala City Council meets at 5 p.m. on the first and third Tuesday of every month at the Ocala City Hall, which is located at 110 SE Watula Avenue in downtown Ocala.
