Paragon Properties of Florida, LLC is seeking approval from Marion County officials to rezone a nearly 14-acre property for the construction of multi-family homes in southeast Ocala.
The request will come before the Marion County Board of County Commissioners during its next regular meeting on Tuesday, December 21.
The 13.99-acre site is located east of SE 41st Court, north of SE 79th Street, and west of Juniper Road in Ocala.
The property owner and applicant, Peihuan Chang with Paragon Properties of Florida, is seeking a rezoning of the land from A-1 (General Agriculture) to R-3 (Multiple Family Dwelling).
According to county records, staff attempted to reach out to the property owner multiple times by phone and email to get clarification on the details for the rezoning plan and have been unsuccessful.
While the number of proposed homes is currently unclear, county staff and the Marion County Planning and Zoning Commission have both recommended approval for the rezoning request.
With R-3 zoning, the site would allow for up to 8 units per acre with a total of around 112 units.
County staff feels that the zoning change will not affect the public interest in any negative way and is compatible with land uses in the surrounding area. The current land use of the subject parcel is Urban Residential.
Traffic in the area could be significantly increased, and a traffic analysis may be required depending on the total number of proposed units being built. The development site would have access to Juniper Court which is a paved subdivision street that is maintained by the county.
The rezoning request will be presented to the Marion County Board of County Commissioners during its next regular meeting at 9 a.m. on Tuesday, December 21 at the McPherson Governmental Complex located at 601 SE 25th Avenue in Ocala.
