City officials are scheduled to vote on a series of amendments to the layout and development standards for a previously approved, major mixed-use project that will bring hundreds of residential units across from the Ocala International Airport.

The Ocala City Council will consider the measure during its regular meeting on Tuesday, May 19. Known as the “60th Avenue Parcels” Planned Development, the project covers approximately 61.4 acres at 3661 SW 60th Avenue and 5800 SW 31st Street. It was originally approved by the city in March 2023.

The property owner and developer, TBMI II, LLC, is now requesting to refine the site plan and standards book with minor modifications to the internal configuration.

According to city records, the proposed changes include the addition of one commercial lot and the conversion of a previously designated commercial lot into a stormwater retention area. The update also establishes new internal setbacks for both residential and commercial lots and identifies specific signage locations for the residential portions of the community.

While the layout is being refined, the overall scope of the project remains unchanged.

The development is still capped at 750 residential units and 11.88 acres of commercial development. The two residential phases, as well as previously approved buffers and access points, will not be impacted by the amendments.

Protective measures for neighbors in the adjacent Timberwood subdivision remain in place, including a 100-foot-wide height-restricted buffer. The new amendment clarifies that ancillary structures permitted within that buffer must not exceed a maximum height of 35 feet.

The project will require the extension of sewer services, though all other city utilities are currently available at the location. Staff has recommended approval of the resolution with conditions that restrict lot access to the internal road network and ensure interconnectivity between the various subdivisions within the development.

The Ocala Planning and Zoning Commission unanimously recommended approval of the changes during its April meeting. During that hearing, city staff confirmed that the expansion of nearby SW 38th Street remains underway to accommodate the growth in the area.
