Marion County officials approved the final plat for the first phase of a new development in southwest Ocala earlier this week, clearing the way for construction to begin on 277 homes and townhomes at the site.
A final plat for Aurora Oaks’ first phase was approved by the Marion County Board of County Commissioners during its regular meeting on Tuesday, March 18. The request was part of the board’s consent agenda, which is enacted with one vote.
Located at 6280 SW 59th Street in Ocala, the site is owned by Calibrex Developments, a residential development company based in Ontario, Canada.
Aurora Oaks has been several years in the making.
In 2022, the county approved a request to rezone the property to planned unit development. At the time, the developer sought 1,250 units at the site, including 529 townhomes, 552 apartment units, and 108 single-family detached units.
In late 2023, the community was granted a request to establish a Community Development District for approximately 89.92 acres of the site in southwest Ocala.
Throughout 2024, the developer finalized its master plan through the county and obtained approval for several waivers. That master plan showed the developer’s plans to build the community in three phases, with the second phase featuring 347 homes and the third phase possibly featuring 552 apartments.
The final plat for phase 1 only calls for 277 lots, six tracts, and 1.21 miles of road on approximately 40.14 acres of the site. Introduced earlier this year, that final plat was recommended for approval by the Marion County Development Review Committee last month.
At buildout, Phases 1 and 2 of Aurora Oaks should contain well over 600 residential units.
According to Calibrex, the community will feature 40-foot and 50-foot detached homes and townhomes, all with modern architecture and “well-appointed interior finishes.”
The new community will also feature multiple amenities, including a dog park, a pool, pickleball courts, a playground, and a gym.
