A newly constructed bank property along State Road 200 in Ocala has just been sold for $2,775,000, marking the second high-dollar real estate transaction for a local Fifth Third Bank location since last year.

Located at 8253 SW Highway 200, the nearly one-acre property was purchased on June 26 by PV Tow Ocala LLC, for $2,775,000 oiaccording to a deed filed with the Marion County Clerk of Courts. State corporate records show that PV Tow Ocala LLC is registered to Charles Ernst of St. Petersburg, Florida. The site was sold by WDP Enterprises At Ocala LLC, which has no registered name associated with it in state corporate records.

According to online real estate marketing details for the site, the 1,900-square-foot retail building was completed in 2025 and sits on a 0.99-acre lot with B4 zoning and 200 feet of frontage along southwest State Road 200.

The standalone bank features an absolute net ground lease with an initial 20-year term and fixed 10% rent increases to provide a hedge against inflation.

The site is situated directly in front of On Top of the World, near a site where a new Home Depot is coming.

Fifth Third Bank has steadily expanded its presence in north central Florida over the past few years, adding multiple new branches across Marion County, The Villages, and Lake County. In total, the financial institution operates approximately 1,200 branches across 11 states.

The most recent transaction in Marion County follows a similar local commercial real estate deal involving the banking chain last year.

In April 2025, another Fifth Third Bank property situated on a 0.67-acre site just north of this location at 2650 SW College Road was sold for $3,277,000 to Brown Capital LLLP, a capital management group based in Kentucky.

That location formerly housed the city’s only Boston Market until it closed its doors in late 2023.
