The owners of a mobile home park in south Marion County say they have sold the property to be redeveloped, telling residents they need to vacate the premises this week.

Belleview Hills residents were informed of the sale earlier this week in a letter from the organization’s management team.

“This letter is to inform you that the property has been sold and will be redeveloped,” reads the letter from the organization.

Located at 10366 S Hwy 441 in Belleview, the “new owners” of the property say they need “help to vacate the park.”

“Your RV’s do need to be moved this week,” reads the letter from management. The management team goes on to suggest residents consider moving to a “sister park” in Whispering Pines RV Park, which is located at 1700 NE 115th Avenue in Silver Springs.

Before it was Belleview Hills, the property in question was the home of Silver Oaks Campground. According to Marion County Property Appraiser records, the site was sold in February 2023 for $850,000 from Richard Sturgis to Silver Oaks Belleview Hills RV MHC, LLC, a company with a registered address in Tampa.

That company lists three individuals as managers: James P. Nault, Nicholas Yale, and Simone Buschbeck-Fraser.

Yale and Buschbeck-Fraser are both managing partners of Liberty Capital Group, a company that makes direct investments in manufactured housing communities, recreational vehicle resorts, and self-storage facilities. Both individuals co-founded SunCo Storage, a self-storage company with seven locations across the state of Florida.

After the property was sold in 2023, the site underwent drastic changes, receiving a new fence, signage, and other upgrades, and was renamed Belleview Hills, a manufactured home and RV park.

There are currently no additional sales recorded by the county.

Messages to the Belleview Hills Management Team and Whispering Pines RV management team were not responded to before publication of this story.

According to Florida Statute 723.071, the owner of a mobile home park is under “no obligation to sell to the home owners or to interrupt or delay other negotiations and shall be free at any time to execute a contract for the sale of the park to a party or parties other than the home owners or the association.”

The statute also calls for the reasonable notice to home owners’ associations of an impending sale, in case the home owners are able to purchase the property.
