A new development in southwest Ocala that will feature a Sprouts Farmers Market, Chipotle, Tropical Smoothie Café, and over two dozen townhomes is seeking approval of its final master plan.

CORTA Ocala, LLC will seek approval for a final planned unit development master plan during Tuesday’s meeting of the Marion County Board of County Commissioners.

In May, landowners Saldarriaga Trust and Whitehall of Ocala, LLC received approval from the board to rezone the CORTA Commons Planned Unit Development. The 8.76-acre site is located between SW 103rd Street Road and SW 100th Street, along the north side of SW State Road 200.

The site will feature five commercial parcels across approximately 7.1 acres and a 30-unit, townhome development on 1.625 acres. Although the site could house 70 units, plans call for 30 units and a three-story, multi-family building.

The shopping plaza, Corta Commons, will be occupied by a Sprouts Farmers Market, a Chipotle, a Mattress Firm, and a Tropical Smoothie Café.

The Sprouts location will be the first in Ocala, and the new Chipotle will be that restaurant franchise’s third location in the city.

The Tropical Smoothie Café will join one other that opened on College Road/SR 200 in December 2022.

During the May meeting, county commissioners implemented a series of access, infrastructure, and design conditions for the development that had to be included in the final master plan.

In addition to the residential units, the multifamily section of the development will also feature a park and other amenities.

The Marion County Board of County Commissioners meets on the first and third Tuesday of each month at 9 a.m. at the McPherson Governmental Campus auditorium (601 SE 25th Ave).
