A developer is planning to build a storage facility and 78 homes at a 39-acre site along the southern border of Marion County.

A planned unit development (PUD) master plan for 9494 Summerfield is part of the Marion County Development Review Committee’s regular meeting agenda this week.

The 39.27-acre property in question is located at 9494 SE Highway 42 in Summerfield.

The site is currently zoned PUD. It is adjacent to portions of The Villages, with frontage along SE Hwy 42.

The proposed development would feature a commercial self storage facility on its northern half and a medium residential development with 78 units on its southern half.

An application for the master plan was first filed through the MCDRC in July 2023.

The master plan shows that the commercial portion of the development would include around a half dozen large buildings that are each at least 18,200 square feet in size. It also shows that the developer will move forward with construction in five different phases.

According to state corporate records, 9494 Summerfield, LLC, is registered to James Martin and Martin Self Storage, a North Carolina-based self storage company.

Marion County property records show that the organization purchased the property from James and Diane Schilling for $3.2 million at the end of 2021.

The Marion County Development Review Committee meets every week at 9 a.m. at the Office of the Marion County Engineer (412 SE 25th Avenue, Ocala).
