A new apartment complex under construction in southwest Ocala will bring 432 more units to the city’s rental market when it opens soon.

The SW 38th Avenue Apartments are currently under construction at 2300 SW 38th Avenue.

The new development is situated across from Interstate 75, just south of the highway’s flyover at SW 20th Street, and just north of Bedrock Dogwood Acres Mobile Home Park.

Ocala-News.com first reported progress at the 34.06-acre site where the new apartments are located a year ago.

SW 38th Ave Apartments features 1, 2, and 3-bedroom units, with one-bedroom units starting at 812 square feet in size. Two-bedroom units are 1,093 square feet and three-bedroom units are approximately 1,318 square feet in size, according to the company’s website.

Prices for the units start at $1,500 for a 1-bedroom/1-bathroom, $1,800 for a 2/2, and $2,100 for a 3/2.

Outside of the apartments, the new complex features several amenities, including a resort-style swimming pool, a clubhouse with a resident lounge, a 24-hour fitness center, a pet park and pet spa, a complementary coffee bar, gas grills with picnic tables, business suites with free printing and Wi-Fi, and an outdoor kitchen.

The property also offers detached garages and valet trash services, according to a move-in sheet.

According to county records, the property is owned by NCFL Investments, LLC. The construction of the new complex was facilitated by Cullison Wright Construction, which is owned by Ocala City Council President Barry Mansfield.

Upon buildout, the complex will consist of 18, three-story buildings, with floors holding approximately eight residential units.

In 2021, the site was sold between family members for $1 million. In the Summer of 2022, the property was approved for annexation and land use by the Ocala City Council, which was comprised of James P. Hilty, Sr., Barry Mansfield, Kristen Dreyer, Jay Musleh, and Ire Bethea, Sr. at the time.

Those same council members also approved a rezoning request for the property in October 2022. On November 23, 2022, the property was sold for $1,567,000 to PARBOYD, LLC, a limited liability company established by Roy T. Boyd III, CEO of The Boyd Group, and Michael Pardee. On May 8, 2023, PARBOYD LLC sold the property to NCFL Investments, LLC for $5,000,000.
