A landowner is trying to redevelop an old, multi-acre mobile home park in south Marion County to improve the property’s amenities and offer triple the number of available lots at the site.

Plans for the Pine Village Manufactured Home Park at 10195 SE 36th Avenue in Belleview were part of the Marion County Development Review Committee’s discussion agenda during its regular meeting on Monday, October 13.

Owned by Mark Martin LLC, the 4.7-acre property currently houses a dozen manufactured homes.

The site is located off SE 36th Avenue, less than a mile north of the roadway’s intersection with 110th Street, and less than a mile west of U.S. Highway 301.

Plans for the changes to the mobile home park were first submitted to the county back in May.

They call for complete redevelopment of the site, showing a replacement of the 12 current structures with lots for that could house up to 36 structures.

The plan also shows a proposed pavilion, landscaping, buffers, setbacks, and signage at the property. Additionally, SE 102nd Loop would be extended throughout the entire development.

According to Marion County property records, Mark Martin LLC purchased the property from Conderosa, Inc. for $200,000 on November 4, 2020. State corporate records show that Mark Martin, LLC, is registered to Mark A. Martin and Matthew Hodge.

Property records also show that all of the buildings constructed at the site are at least 40 years old, with some dating back to the 60s and 70s. The most recently built structure was constructed in 1985.

The new plans will have to be reviewed by the Marion County Planning and Zoning Commission at a later date for a recommendation to the Marion County Board of County Commissioners, which will issue a final decision on the matter.

The Marion County Development Review Committee meets every Monday at 9 a.m. at the Office of the County Engineer (401 SE 25th Avenue).
