A massive new retail development in south Ocala will go before county officials this week, adding to the rapid commercial expansion occurring along the Highway 484 corridor.

The Marion County Development Review Committee is scheduled to consider a waiver request on Monday regarding the major site plan for a project officially titled the “SW Hwy 484 Super Center.”

The project is being brought forward by The Phillips Edison Group, LLC, on behalf of the property owner, 484 Road Runner Resources, LLC. State corporate records show that 484 Road Runner Resources, LLC is owned by Richard W. McGinley of Ocala.

The development is situated on a large parcel near the intersection of SW Highway 484 and SW 57th Avenue Road.

The specific item up for review is a request to modify landscaping requirements, asking for a consolidated buffer along the northern property line instead of the multiple buffers typically required by county code.

The Phillips Edison Group’s application notes that the buffer waiver is necessary to accommodate the site’s layout while maintaining a single consolidated barrier along the property boundary.

While the name of the anchor tenant is not explicitly stated in the development documents, the site plans depict a facility designed for a large-scale retailer. The plans outline a main “Retail 1” building comprising 146,261 square feet, with an attached 8,027-square-foot liquor store.

The plans also indicate future development potential, showing multiple outparcels lining SW Highway 484 that would share access with the main supercenter.

The site layout also includes specific infrastructure for a “Grocery Pickup” area and pharmacy drive-thru lanes, features common among major big-box grocers and supercenters.

The new commercial hub is the latest addition to a booming area of Ocala that has seen significant residential and commercial activity over the past several months and years. The site is located near several other major projects, including a new Publix and the McGinley Landing residential community, which is currently under build out.

County staff says that the project must still address various technical requirements, including traffic signage, stormwater management, and fire department access, before final construction permits can be issued.
