A real estate investment group from New York just purchased another commercial property in Ocala for $2.64 million, just over a year after buying a local shopping plaza for nearly $7 million.

Located at 187 Marion Oaks Boulevard, the 1.1-acre property that features the auto parts store was purchased by Baron North Avenue from Cahaba Capital Group for $2,640,000 on Friday, March 20.

Ocala-News.com first reported construction of the new Advance Auto Parts in late 2024.

The Advance Auto Parts is situated near several other new developments, including an Aldi that opened its doors last year and a DG Market that opened at the end of 2024.

State corporate records show that Baron North Avenue, LLC, is owned by Ronald and Matthew Rettner, a New York-based father-and-son real estate investment team.

Last February, the Rettners purchased the shopping plaza located at 2505 SW College Road in Ocala for $6,920,883.

According to an online real estate listing, the total building size of the commercial structure is 6,889 square feet. The Advance Auto Parts at the site has signed a 15-year lease that began last June.

The listing also indicates that the tenant is responsible for all expenses at the site, including taxes, insurance, and maintenance. The landlord is only responsible for the slab and the structure, according to the listing.
