99-unit first phase at Ridge at Heath Brook approved by Ocala Planning and Zoning Commission

The first phase of the Ridge at Heath Brook’s 391 single-family residential development was recommended for approval by the Ocala Planning and Zoning Commission this week. 

A final plat and developer’s agreement for the first phase, which is comprised of 99 units, were approved during the commission’s regular meeting on Monday, August 9. 

The developer of the property is Forestar Real Estate Group and the plat was submitted by Waldrop Engineering. The project is currently creating construction plans for the infrastructure of phases 2, 3, and 4. 

The development is part of the larger Heath Brook Planned Development, which was conceptually approved by the Ocala City Council in September 2018. That plan originally provided for 429 multifamily units and 396 single-family units.

The new plans call for a 329-multifamily apartment complex known as Parkside Oaks and 391 single-family units known as the Ridge at Heath Brook. 

According to city records, the roadways and drainage system will be privately maintained by the Homeowners Association or Community Development District (CDD) established for the development. 

The improvement plans for the development include an extension of the force main within the SW 54th Street Road right of way to the proposed lift station. That request was made by the Ocala Water Resources Department. A portion of the force main and actual lift station construction will take place with Phase 2 improvements, according to city records.

Those planned improvements are currently under review by city staff.

The Ocala Planning and Zoning Commission makes recommendations that are accepted or rejected by the Ocala City Council, whose decision is final. 

The Ocala Planning and Zoning Commission will next meet on Monday, September 13, at 5:30 p.m. at Ocala City Hall, which is located at 110 SE Watula Avenue. For more information, visit the Ocala Planning Department webpage. 

The Ocala City Council meets on the first and third Tuesday of every month, at 5 p.m. at Ocala City Hall. In September, the council will meet on the second and fourth Tuesday.
