A conceptual plan for a property in northeast Ocala that was rezoned last November for a new development shows the site will feature 55 single-family homes when it is complete.
The conceptual subdivision plan for Greenway Reserve will be presented to the Ocala Planning and Zoning Commission during its regular meeting on Monday, September 8.
The 12.67-acre site is located at the intersection of NE 25th Avenue and NE 28th Street. The property is owned by the Green Family Trust and Frank Green. It is being developed by Boyd Real Estate Group.
Known as Greenway Reserve, the property was rezoned from institutional (INST) to planned development (PD) in November 2024.
The subdivision consists of 55 lots and five tracts on 12.67 acres with 0.54 miles of road. The lots will be 40 feet wide, 110 feet deep, and will typically include 4,400 square feet of area.
The subdivision’s main access is from NE 25th Avenue. Secondary access to NE 28th Avenue is required due to the number of lots, which will be stabilized for emergency access only, according to city staff.

The city indicates that the roadways, potable water, and sanitary sewer systems in the community will all be publicly maintained and that the drainage system, including retention areas and conveyance systems outside of the publicly dedicated right of way, will be maintained by the Homeowners Association.
A developer’s agreement will be required with the improvement plan submittal and must be approved and recorded prior to the final plat application being accepted, according to city staff.
The City Engineer’s Office recommends approval of the conceptual subdivision plan for the development.
After the Ocala PZC reviews the plan, they will make a decision on whether or not to make a recommendation for approval. Regardless of their recommendation, the plan will be presented to the Ocala City Council during one of its upcoming regular meetings.
