A property in northwest Ocala where a Starbucks opened in 2024 was just sold for $3.52 million to a real estate investment family who recently made at two other large-scale, commercial acquisitions in Marion County.

Located at 2555 NW 46th Terrace, the one-acre parcel was sold by One Oak Foxwood, LLC to Montgomery RMR, LLC, for $3,521,393 on Monday, April 27, according to a deed filed with the Marion County Clerk of Courts.

Starbucks opened its eighth location at the site in Ocala in late 2024. Ocala-News.com first reported about the construction of the Starbucks at the site in August 2024.

According to state corporate records, One Oak Foxwood is owned by Hupp Holdings, a subsidiary of One Oak Development, which handles real estate development and investment.

Montgomery RMR, LLC is owned by Ronald and Matthew Rettner, a father and son who run Rettner Building Management Corporation out of Rochelle, New York.

The elder Rettner has been a successful entrepreneur and businessman for decades, having co-founded Vitamin Shoppes in 1977.

The newest property acquisition for the Rettners is situated within the Shops at Foxwood plaza in the northwest part of the city. According to an online real estate listing, the Starbucks is on a corporate lease that is backed by the company.

The lease for the building has a 10-year term with scheduled rent increases of 10% every five years, aligning with six, 5-year extension options.

The acquisition of the property with the Starbucks comes just a month after the Rettners made another similar commercial purchase.

In March, the Rettners purchased a site in Marion Oaks with a newly built Advanced Auto Parts for $2.64 million. That Advanced Auto was recently constructed and opened its doors last July.

In February 2025, the father and son spent $6.92 million to acquire a shopping plaza located on State Road 200.
