Planning officials will soon review plans for a new residential development that could bring 85 townhomes to a multi-acre site in Belleview.

The Belleview Planning and Zoning Board is scheduled to evaluate a preliminary master plan proposal for a development named “The Grove at Belleview” during its next regular meeting on July 14.

The proposed residential townhome community is slated for a property comprised of two parcels located within the 11400 block of SE 55th Avenue Road in Belleview.

According to site plans prepared by Michael W. Radcliffe Engineering, Inc., the project encompasses a total site area of approximately 8.03 acres.

Plans call for a total of 85 townhomes to be built across three distinct stages, beginning with 10 townhomes in Phase 1, followed by 35 townhomes in Phase 2, and concluding with 40 townhomes in Phase 3.

The property is currently owned by Ocala Housing Solutions LLC. To move forward with the project as designed, the developer has submitted a statement of intent seeking a density increase from 8 to 11 dwelling units per acre.

This shift requires a formal rezoning of the property from Multi-Family Residential (R-3) to Residential Planned Development (RPD) to align with a Medium Density Residential future land use designation.

Once completed, all common areas and private roadways within the community would be owned and operated by a homeowners association.

Details show that the neighborhood layout would include a 0.30-acre community amenity area positioned on the western side of the property adjacent to Phase 2.

The individual townhomes are planned as two-story structures with a maximum building height of 40 feet. Parking regulations for the development require a minimum of two spaces per unit for all residences featuring two or more bedrooms.

To maintain a buffer with existing properties, a 10-foot modified Type “C” buffer is integrated along the western and southern boundary lines.

The plan also outlines the civil infrastructure required to sustain the 85-unit complex. Stormwater management for the development would be handled by four designated drainage retention areas spread across the northern and eastern sections of the land.

The utility plan also incorporates a proposed 2,500-square-foot site easement dedicated to a City of Belleview lift station, which would hook into an existing city gravity sewer manhole located near SE 55th Avenue Road.

Additionally, during the third phase of construction, a new water main would be extended east along SE 115th Street to connect the neighborhood directly to the city’s primary water system.

The Belleview Planning and Zoning Board will review both the preliminary development and utility layouts during the upcoming July 14 session to ensure the engineering plans conform to municipal guidelines before sending the project forward for final city approvals.
