A property at 3601 E Silver Springs Blvd, which has Wawa as a tenant, was just sold for $5 million.

A property in east Ocala where the city’s first Wawa opened in 2019 was just sold for $5 million.

The 2.58-acre parcel located at 3601 East Silver Springs Boulevard was sold by GH & G/ALL Dreams Silver Springs LLC to AAA Euro Group Investment, LLC, for $5,000,000 on Tuesday, April 28.

According to state corporate records, AAA Euro Group Investment, LLC, is registered to Avni Alla, who owns and operates European Marble & Granite in Orlando.

Positioned at the intersection of East Silver Springs Boulevard and NE 36th Avenue, the site features the city’s first Wawa. The Pennsylvania-based company broke ground for that location in 2018.

In April 2019, that Wawa in east Ocala and two others at 1001 S Pine Avenue and 3312 W Silver Springs Boulevard opened simultaneously. Just a month later, a fourth location opened at 4025 SW College Road. Wawa opened its fifth location on Maricamp Road in 2020 and its sixth location along State Road 200 in February 2024.

The sale was an “Investment NNN” transaction involving a ground lease, which is scheduled to adjust to $300,240 in April 2029.

At the time of the listing, the property reported a net operating income (NOI) of $278,000 with a capitalization rate of 5.30%, according to an online real estate listing.

The sale of yet another property containing a Wawa comes less than two weeks after a different property in southwest Ocala with a Wawa was sold for $4.846 million.

The Wawa on that parcel, which is the city’s eighth, opened its doors in September 2025.

Last month, a property near a popular interchange along Interstate 75 in Sumter County was sold for $2,585,000. That site welcomed a Wawa this March.

Last year, a property at 2277 SW Highway 484 in Ocala was sold for $4,240,000. That site contains a Wawa that opened in 2024.

In January 2025, the a property in Belleview containing a Wawa was sold to an investment group based in Kentucky.
