The development team behind a new Publix planned for County Road 484 in south Ocala is asking for a small easement for a nearby sidewalk, according to a waiver filed with the Marion County Development Review Committee.

The Publix Diamond “A” Shopping Center will present its request to the DRC during its regular meeting on Monday, March 10.

Located at the intersection of SW Highway 484 and SW 49th Court Road in Ocala, the new shopping plaza is situated less than a mile from CR 484’s intersection with Marion Oaks Course.

The waiver indicates that the developer is requesting a “public right-of-way easement” instead of a “public right-of-way dedication” for an 8-foot sidewalk that is adjacent to proposed turn lanes.

The developer is proposing a 6-foot right-of-way dedication along the right turn lanes to keep “all roadway improvements within the right-of-way.” The 8-foot sidewalk would run adjacent to a 20-foot wide buffer easement.

According to property records, the site is owned by AAW, LLC and John Alvarez Investment Group, LLC.

The development team, including Ocala-based Tillman and Associates Engineering, previously presented a similar request to the DRC earlier this month.

The site of the new Publix is comprised of two parcels and a portion of another with a total area just under 20 acres.

It is currently zoned planned urban development (PUD).

In addition to the tracts for Publix and its parking lot, the development would also feature more than a half-dozen other tracts.

The new shopping center is situated in an area that has welcomed several other developments in recent years.

Those include new Pepsi and Dollar General distribution centers, a medical marijuana cultivation facility in the works, a new apartment complex under construction, a RaceWash, a Wawa, and a renovated Popeyes, among other projects.

The Marion County Development Review Committee meets weekly to review requests from individuals and businesses before they proceed to the Marion County Planning and Zoning Commission and the Marion County Board of County Commissioners.
